This week the median list price for single family homes is $750,000. There has been no change to the recent trend for both median price and asking price per square foot.

 Home sales have been exceeding new inventory for several weeks. Since this is a buyers market prices are not yet moving higher as excess inventory is consumed.

The San Clemente market is currently quite strong in the buyer's advantage, with the current index at 15.25. With several months of inventory available at the current sales rate, buyers should find ample choice.
